As 2024 draws to a close, it’s a great time to reflect on everything that’s changed at Stanton Cross over the past few months, where our development team have continued to work hard to create the versatile and dynamic community that each of you is proud to call home.



INTRODUCING THE LAND TRUST
Stanton Cross is filled with beautiful green spaces, which enable residents to come together and connect with the outdoors, while also helping the community to thrive.
To keep these spaces looking their best, we’ve partnered with the Land Trust – a national charity committed to the long-term sustainable management of green spaces and community facilities.
With experience managing over 85 sites, including residential developments, country parks and nature reserves, the Land Trust engages closely with the community to achieve its vision of managing, maintaining and improving green spaces for people to live, work and prosper.
Moving forwards, Land Trust Residential Services Limited, a wholly owned trading subsidiary of the Land Trust, will engage closely with the Stanton Cross community to manage and maintain all green open spaces under service charge, including the grassland, woodland, SUDs, meadow grassland, play areas and recreational areas.
What does this change mean for you?
As we transfer ownership of Stanton Cross’ public spaces to the Land Trust, some residents will need to change from an ‘Interim Service Charge Deed’ to a ‘Land Trust Deed of Covenant’. This ensures the service charge payable by all homeowners goes directly to the Land Trust.
Residents on an ‘Interim Service Charge Deed’ are being contacted individually by letter regarding this change and should refer to the letter for more information.
WHAT'S NEW AT STANTON CROSS?
It’s been a busy few months at Stanton Cross, with a flurry of new development updates – including the opening of phase one of our Country Park and plans being submitted to North Northamptonshire Council for a new Neighbourhood Centre.
STANTON CROSS COUNTRY PARK
Phase one of Stanton Cross' 71-acre Country Park will soon be open for residents to enjoy – complete with far-reaching, beautiful green spaces and a circular walkway for residents to connect with the outdoors. The final surfacing of the park’s paths will take place in the new year, providing the perfect surface for keen runners, dog walkers and those simply wanting a stroll in the fresh air!

The Ridge Recreational Area is also partially complete, with a multi-use pitch and two tennis courts now constructed. Once complete, as with all our green spaces, both the Country Park and Ridge Recreational Area will be transferred to the Land Trust to maintain and manage, meaning they’ll be kept looking beautiful for residents to enjoy all year round.
STANTON CROSS NEIGHBOURHOOD CENTRE
Perhaps the most exciting update for residents is that plans have been submitted to North Northamptonshire Council to create a new Neighbourhood Centre at Stanton Cross.

The plans include a convenience store, several smaller retail units with apartments above and a day nursery. We are already engaging with a specialist commercial developer, who will be responsible for delivering the Neighbourhood Centre, once plans have been approved, and we will be sure to update you on progress in future newsletters.
Other key development updates
- The flood compensation area off Ditchford Lane has been completed, with works now in place to transform it into a wildlife haven for birds.
- The new primary electric substation, which will support the development’s electricity demand as it grows, has been built south of the Leyland Trading estate. Work to drill the electrical cables under the railway line will commence in January.
- Continuing the building of the development’s main infrastructure roads, part two of Route 11 and part three of Route 10 (Extension to Waverley Drive) have now finished.
EVENTS AT STANTON CROSS PRIMARY SCHOOL
Festive fun
With Christmas fast-approaching, staff at Stanton Cross Primary School have put together a jam-packed programme of family fun events to get parents and children in the festive spirit. One event – which is open to the whole community – is on Monday 16th December from 5:30pm, where Year Two students will be singing in a Carol Concert at Irthlingborough Church.
Community coffee mornings
To support students and make a difference in the local community, on the second Friday of every month, between 9 and 9:30am, Stanton Cross Primary School is hosting a community and parent coffee morning, with a focus on anti-bullying. The event is open to the whole community, the school just asks anyone attending for a small donation or to bring along a sweet treat for the group to share.
